Frequently Asked Questions (FAQ)
Do I need to be an EU Citizen to get a mortgage in the Netherlands as an expat?
No, you do not need to be an EU citizen. As long as you have a BSN (citizen service number) and a valid residence permit, you can apply for a mortgage with a wide range of providers in the Netherlands.
Do I need to have worked a minimum of six months in the Netherlands to get a mortgage?
No, not necessarily. While most mortgage providers have requirements regarding your work history in the Netherlands as an expat, we have partnerships with providers who do not. We can arrange an expat mortgage for you upon your arrival.
Are expat mortgages in the Netherlands tax-deductible?
Mortgage interest can be tax-deductible in the Netherlands if you meet certain conditions. The same general mortgage interest deduction rules apply to expats who are subject to Dutch income tax rules. For mortgages taken out on or after 1 January 2013, some of the main requirements are:
Repayment: The mortgage generally needs to be fully repaid within 30 years on an annuity or linear repayment schedule to qualify for mortgage interest deduction.
Your main residence: The mortgage must be used to buy, improve or maintain a home that qualifies as your owner-occupied home.
Maximum period: Mortgage interest can generally be deducted for a maximum of 30 years. Different rules may apply to mortgages originally taken out before 1 January 2013.
Can I purchase a home to rent out (buy-to-let) in the Netherlands?
Unfortunately, it's not possible to rent out your home with a standard mortgage. These mortgages are intended for self-occupancy only, and you need the consent of the mortgage provider to rent it out for any period of time. However, there are special buy-to-let mortgages available. These typically come with higher interest rates, and you will need to invest some of your own money.
