How mortgage application works in the Netherlands
Once your bid on a property is accepted, the mortgage application process begins. Our mortgage advisors ask you to collect documents to start a mortgage application:
Valid residence permit and BSN
Proof of income (pay slips, employment contract, or for self-employed, tax returns and financial statements)
Bank statements
Identification (passport or ID card)
Purchase agreement for the property
Proof of savings or deposit funds
Preparing these documents in advance speeds up the process, reduces delays, and saves you time and stress.

The bank reviews your application, assesses your financial status, and usually orders a property valuation to confirm the home's value. This process typically takes 5 to 10 business days. If everything is in order, you receive a mortgage offer (hypotheekofferte).
Once your mortgage is approved, we carefully review the terms, interest rates, repayment schedule, and conditions together. When you agree, you sign the offer to accept it.
Our mortgage advisor coordinates with the notary (notaris) to prepare the deed of transfer and mortgage deed.
On transfer day, the notary registers the property in your name and the mortgage with the land registry. The bank releases the mortgage funds to complete the purchase, and you officially become the homeowner.
