Owning a rental property can be exciting, but securing an investment mortgage in the Netherlands involves more than just financing. There are stricter requirements — not only for you as the future property investor, but also for the property ans tenants.

What are the requirements for an investment mortgage?

  • Most lenders finance only 70% to 80% loan to value, meaning you need to cover 20% to 30% of the total cost from your own funds.

  • You must pay a 10.4% transfer tax on rental properties, plus additional costs such as notary fees, appraisal reports, real estate agent fees, mortgage brokerage, and advisory services.

  • Under the Property Protection Act, many Dutch municipalities restrict investments in the real estate. For example, Amsterdam’s threshold is €623,000, while Rotterdam’s is €650,000 — properties valued below these limits may not get rental approval.

  • Your property must meet the requirements of the new rental points system, which aims to regulate the rental market and provide more opportunities for first-time buyers. Properties scoring 143 points or fewer are classified as social housing, while those scoring up to 186 points have a rent cap of €1,157.95 per month. Only properties scoring above 186 points qualify as free-market rentals, directly impacting your potential rental income and mortgage approval.

  • Investment mortgages have higher interest rates due to increased risk for lenders.

  • You are not eligible for mortgage interest tax deductions on investment properties, which are taxed under Box 3 as part of your wealth.

  • Most lenders require that you live and work in the Netherlands, have sufficient income and savings, and meet affordability criteria based on your financial situation.
