What is the cooling-off period?
The cooling-off period (bedenktijd) is a legal three-day window for private buyers of homes in the Netherlands. During these three days, you can cancel the purchase for free and without giving a reason.
This protection exists to ensure buyers can make a well-considered decision after the excitement and pressure of negotiating and signing.
When does the cooling-off period start?
The three-day cooling-off period starts at midnight on the day after you get the fully signed purchase agreement.
This is an important detail:
It must be the version signed by both buyer and seller.
Receiving it from your real estate agent or notary counts as “receiving.”

Let's say you have receive the fully signed contract on Thursday.
Your cooling-off period starts at:
00:00 Friday, and ends at
23:59 on Monday (because the period must include at least two business days).
How weekends and public holidays affect the period?
The cooling-off period is three days, but at least two of those days must be regular business days, not a Saturday, Sunday, or public holiday. So, weekends and holidays can make the cooling-off period longer.

Do you need to give a reason for cancelling?
No. You can cancel during the cooling-off period without giving a reason. The seller can’t charge you any penalty or fee.
Many home buyers use this time to:
Conduct additional technical inspections.
Reassess their financial situation.
Evaluate research findings about the home or neighborhood.
Cool off from an emotional, high-pressure decision.
Can the cooling-off period be extended?
Yes, if both you and the seller agree. This agreement must be written clearly into the contract.
Important to know:
A shorter period is not allowed.
Extensions are rare because most sellers want a clear outcome.
When the cooling-off period does not apply?
The cooling-off period doesn’t apply to every property purchase. You don’t get this period when buying:
Undeveloped land.
A houseboat.
A caravan.
Property purchased at a public auction with a notary present.
A home under hire-purchase conditions.
What happens after the cooling-off period?
After the cooling-off period ends, the purchase agreement becomes binding unless your contract includes special conditions (ontbindende voorwaarden), such as:
Financing not approved.
Negative technical inspection.
Appraisal issues.
If you don’t use these conditions correctly or on time, you have to go through with the purchase or pay a big penalty (usually 10% of the price).

The cooling-off period is designed to give homebuyers a bit of breathing room. Buying a home is a huge step—financially and emotionally—and it often happens under a lot of pressure. This short pause gives you a chance to step back, think things through, and make sure the decision truly feels right.
